What does a new roof cost in Oklahoma?

Straight answers from Eric Scott on what moves the price of a roof, how long it takes, and what should be in every quote.

The two things that set the price

Roof size and roof pitch. Pitch is how steep the roof is, from a low 3/12 up to a steep 12/12. Steeper roofs take more time, more safety setup and more labor.

Material choice

Rubberized asphalt (Malarkey), standard asphalt, metal, tile, composite or flat systems. As a Malarkey preferred contractor, Scott 1 Roofing can price a Class 4 rubberized asphalt shingle about where most companies price a Class 3, whether that is GAF, Owens Corning, CertainTeed or Tamko.

The cost you cannot see until tear-off

Rotten decking only shows up once the old roof is off. If it is there, it is replaced at about $89 per sheet and you are told before it happens.

How long does it take?

About half a day for a 17-square roof, about two days for a 70-square roof, and 2.5 to 3 days for a steep 12/12. From deposit to finished roof is typically 7 to 10 business days. You do not need to be home.

What belongs in every quote

Tear-off, decking inspection, underlayment, the shingle or metal system, flashing, ventilation, cleanup and warranty, each line explained so you can compare it against any other bid.

Savings after the roof is on

On a Malarkey Class 4 roof, Eric gives you an Insurance Premium Reduction Request Form with your final invoice. Veterans and surviving spouses get $1,000 back, plus 25% off during Memorial Day and Veterans Day weeks.
